  1. Copy the link to the home you like.

  2. Paste it into our Request a Tour form (or email it to Wade).

  3. We’ll sign a short buyer agreement before showings (required by new rules).

  4. Wade sets up tours, guides your offer, and handles the details.

  5. Tip: Skip the portal’s “Contact agent” button—those messages often route to a portal partner, not Wade.

How showings work.

  • You browse freely. Use our quick filters to see live listings.

  • Send Wade links. Paste Zillow/Redfin links into Request a Tour.

  • We sign a quick buyer agreement. New industry rules ask for this before tours so everyone’s on the same page. National Association of REALTORS®

  • Tour + offer. Wade books showings, negotiates terms, and coordinates closing.

What if the home is listed by another brokerage?

That’s normal. Most MLS listings are shown by buyer’s agents from other firms every day. We schedule the tour and represent you—no problem.

What about new-construction communities?

Tell Wade first. Many builders require your agent to register you before your first visit. We’ll handle the check-in and the details.

What if I walk into an open house without Wade?

Write “Wade Neal / JAX Neal Homes” on the sign-in sheet and let the host know you’re represented. Then text us the address and we’ll follow up.

Representation in Florida—what should I know?

Dual agency isn’t allowed. By default you’ll have transaction-broker services unless you choose single-agent representation in writing. We’ll explain both in plain English and you choose.

Can I switch agents if I already spoke with someone through a portal?

Yes—representation is your choice. If you signed anything, send it to us and we’ll advise next steps.

How will we communicate?

Whatever keeps you calm and decisive: text for quick updates, email for documents, calls/Zoom for decisions. We respond quickly and set expectations on timing.

What areas do you serve?

Duval, St. Johns, Clay, and Nassau, Baker.

Do you sell or share my info?

No. Your details are used to schedule tours, prepare offers, and keep your search organized—nothing else.

Should I click the “Contact Agent” button on Zillow/Redfin?

Use our form or email Wade instead. Portal buttons often route to a portal partner, not to us. Sending the link directly guarantees it reaches Wade.

What are my next steps after I send a link?

  1. We confirm tour times.

  2. We’ll sign a short buyer agreement before showings (industry standard now).

  3. We tour, refine your shortlist, and prep your offer.

Why do I need a buyer agreement before touring?

It keeps everyone on the same page: services, representation, and how Wade is compensated. It also protects your interests and prevents misrouting by portals.

I’m VA. Can I still have Wade represent me?

Yes. We’ll structure compensation in a VA-friendly way and explain options clearly. You won’t move forward without understanding the plan.

Do I need a pre-approval before touring?

If you’re actively shopping, yes. It strengthens your position and saves time. If you’re early stage, we can connect you with a local lender for a same-day pre-approval.

How many homes should I see before writing?

Most buyers tour 3–6 homes after refining their criteria. We’d rather show you fewer, better-matched homes than waste your time.

What happens when I’m ready to make an offer?

We review comps, strategy, and contingencies; draft the offer; and negotiate terms, timelines, and credits so the deal actually closes.

What inspections do I need?

Common: whole-home, WDO/termite, roof/HVAC, sewer (if applicable), and insurance questionnaires. We’ll align the inspection set with the home’s age and condition.

What are typical buyer costs at closing?

Expect lender/third-party fees, inspections, appraisal, insurance, and prorations. We’ll estimate your total before you write an offer.
